Q. What if there are no pictures on the website?

A. If there are no pictures for a specific property shown on this website with the property's listing, then we currently do not have still pictures on file for that property. However, this does not always mean that we do not have the property featured on video. Videos featuring available properties may be viewed in our office anytime during our operative hours. To see if the property of your interest is featured on video, please contact our office.

Q. Can we complete the application process online or via fax?

A. Yes. If you find a property which you would like to apply for, print our rental application from this website, make sure to have one filled out by each individual over the age of eighteen (18) who will be residing on the property (or any applicable non-resident leaseholders), and fax all involved applications to our office with copies of two (2) forms of identification (Signature/Photo I. D. + Social Security Card, Student I. D., Military I. D., Library Card, etc.).  If you wish to have the applications processed for a specific property, you must also mail (either Priority Mail, Fed Ex or UPS) one check for application fees (see application cover sheet) and a separate check for one half of the advertised deposit for the property of interest. Once we have received your faxed applications and you have called us with the tracking number for the mailed checks, we will place the property "on HOLD" for you.

Q. What does it mean when a property is on "HOLD"?

A.  When our listing displays a "HOLD" on a property, it means that someone has submitted an application and has submitted a check for one half of the deposit. Therefore, that individual's applications is in "first" position for that property.  No other applications for that property will be processed until the first application has been reviewed completely.  If you find that a property you are interested in is on "HOLD", you are more than welcome to submit a back-up application. Be advised, however, that a back-up application will not be processed for any reason until the first application is reviewed entirely and that, if the first application is approved, the back-up application will either be cancelled or put toward a different property.

Q. How long is the "HOLD" effective?

A. A "HOLD" is effective only for the amount of time it takes to process the corresponding application.  This is usually three or four (3 or 4) business days. Once an application has been approved, you have twenty-four (24) hours to sign a contract even if the property is not available right away.  If you cannot sign a contract within the twenty-four (24) hour time frame, you may schedule a time and date for which is more convenient for you.

Q. What if I don't want to move in for 2 or 3 weeks?

A. When you are looking for a property, keep in mind that the date the property will be available is listed on the far left hand side of the page.  This will help you in narrowing down which properties may be suitable for you.  If there is a property available right away but you do not wish to move in right away, we can only start your lease up to five (5) days past the advertised date once your application has been approved.  I.E.: If a property is available 10/18 (October 18th), the latest we would start your lease is 10/23.  However, this does not necessarily mean that you would have to physically take possession of the property. You would simply be held responsible for rent beginning that day.  

Q. What if I read the application cover sheet and I don't meet all of the qualifications?

A. If you don't meet the qualifications (2.5 times the rent in monthly income, two (2) landlord references, good credit history and clean criminal history), you may be able to qualify as an occupant and have someone else who meets all of the requirements hold the lease for you.  If you apply as an occupant we will be checking landlord references (if any) and criminal history only.  *If you apply as an occupant, be advised that only the leaseholder (who is financially responsible) will receive a landlord reference in future instances.

Q. How can I set up an appointment to see a property?

A. If you are in town and wish to view a property, we invite you to our office to preview almost all of our properties on video.  Once you have watched the videos and have narrowed down your choices, we will be happy to allow you to view any vacant property. To do so, we require that each person to view the property please fill out an application in its entirety, allow us to make a copy of two (2) forms of identification, sign our property viewing instructions and provide us with a $20.00 key deposit per key checked out. (There is a maximum of four [4] keys that may be checked out per visit. You may check out another four [4] once all previous keys have been returned.) Be advised, however, that you must be at our office at least two (2) hours before our office closes as we will not release any numbers of keys to any individual for under two (2) hours. We therefore recommend that if you would like to a view a property Monday through Friday, that you are in our office at least by 2:00 P. M. To view a property on a Saturday, we recommend that you are in our office by at least 12:30 P. M. If any key(s) checked out is not returned by the closing of the day, the key deposits used to check out the key will be kept. If a property is not yet vacated and you wish to view it, please have each person viewing the property fill out an application in its entirety and allow us to make copies of two (2) forms of identification per person. We will then take down your name and the best phone number to use to reach you and request the time that would be best for you to be shown the property. We will then set up an appointment with one of our licensed real estate agents to show the property of interest to your party. *We do not make appointments to show properties on Saturdays or Sundays. We apologize for the inconvenience. **We do require all persons who will be viewing the property and are at least eighteen (18) years of age to fill out an application and provide us with two (2) forms of identification even if they will not be residing on the property with the interested individual(s). All individuals will also be required to sign our Property Viewing Instructions.

Q. What is the Occupancy Standard?

A. The occupancy standard is "how many people per bedroom?".  We follow HUD and Arizona Revised Statues guidelines and allow a maximum of two (2) people per bedroom. For instance, the occupancy standard for a two (2) bedroom property is four (4) people. This does not apply only to individuals over the age of eighteen, but applies to all occupants of the property with no regard toward age.
